Am I Ready to Be a Homeowner?

What is pre-Approval?

Is exactly the same as a Pre-qualification, except that you actually send the Lender the paystubs, W-2 forms, bank statements and any other documentation they require.  Because all of the information is now verified as accurate, a Pre-approval is a much stronger document.  It gives the Seller confidence that you have a mortgage available to you.   While the credit report is still an important factor, it is now weighted along with all of the other factors in issuing the Pre-approval.  A Pre-approval is good for 60-days, after which the income and asset documents must be updated.

How do i know if i need a cosigner?

Are prices listed on zillow accurate?

It is always best to check with a licensed realtor to get the most up-to-date information about a property. Zillow is not always 100% accurate. 

Do I Need a Home Warranty?

Yes, especially if the home is under a mortgage agreement. 

How do I know how much to offer?

A Realtor like Nicole Brown-Hardy will help you offer a fair price that will be seriously considered while also helping to ensure that you do not pay over market value. Some houses that are in high-demand are likely to go above market price, but Nicole will do her very best to get you the house of your dreams without over paying!

What Is Pre-qualification?

Is a process by which the you provide a Lender sufficient information for them to obtain a credit report, along with the information about your income, employment and assets – such as checking and savings accounts.  The Lender uses that information to determine how much you can afford to spend on a property, as well as the type of mortgage for which you would qualify, and the down payment you will be required to put down on the home.  Pre-qualifications rely very heavily on the information found in the credit report and is good for 120 days.

How much does a home inspection cost?

Your licensed Realtor will give you recommendations. Inspection costs vary depending on size of the home, the year it was built, etc.

How long does it take to close on my new home?

Depends on the loan, but it can take 30-45 days on average.
